What is a Pergola?
A pergola is an open sided structure used for shading and screening, with a permeable roof cover (eg shade cloth, lattice or timber battens). A Pergola with an impervious roof covering is considered a Patio by the City.
When is a Building Permit required for a Pergola?
Any proposed unenclosed pergola that is more than 20m2 in area and/or is more than 2.4m in height.
What is a Shade Sail?
A shade sail is a piece of permeable fabric that is fixed to timber or metal posts. A shade sail with impervious fabric is considered to be a Patio.
When is a Building Permit required for a Shade Sail?
Any proposed Shade Sail that is more than 10m2 in area and/or is more than 2.4m in height.
Do I need a building permit for a shed?
If your shed is larger than 10sqm or the walls are more than 2.4 metres in height, then you will need a building permit prior to installation. If two sheds are placed together that are greater than 10sqm you will also need a permit.
The maximum size allowed for a shed will depend on the area of your property. In general, they can be up to 100sqm or cover a maximum of 10 per cent of your property, whichever is smaller. For example, if your lot area is 460sqm you can build a shed up to 46sqm.
Is there anything else I should consider?
Sheds can be built right up to a boundary but can be no closer than 900mm from the house eaves. If this cannot be achieved, then the shed must be 900mm from the boundary to ensure the maintenance of adequate fire separation.
